Our surveys provide an independent visual assessment of the property, covering the roof, external and internal walls, floors, ceilings, windows, doors, accessible loft spaces, dampness, and visible signs of structural movement. We also assess accessible external areas such as driveways, paths, garages, and permanent outbuildings, with the extent of the inspection depending on the property and safe access.
We carry out a visual inspection of accessible roof areas, including chimneys, parapets and other high-level elements, where safely accessible. We also inspect the roof structure from within the loft space.External roof coverings and other high-level elements are generally inspected from ground level, using binoculars or other suitable equipment such as drones, where appropriate. We do not access areas where doing so would be unsafe.
Yes. Where the loft space is safely accessible, we will inspect the accessible areas, covering the roof structure, coverings, membranes and insulation. Areas that cannot be safely accessed will be identified within the report. For larger loft spaces, the extent of the inspection will depend on safe access and visibility throughout the space.
We look for visible signs of dampness and structural movement as part of the inspection, following the trail of evidence to help establish the likely cause of any defects identified. Where appropriate, we also take moisture readings using pin-type moisture detectors.A Home Survey is a visual inspection rather than a specialist damp, structural engineering or invasive investigation. Where we identify something that requires further investigation, we will explain this clearly in the report.
A newer property can still have defects or issues that may not be immediately obvious during a viewing. A professional survey provides an independent assessment of the property's condition and can help you understand any visible defects, maintenance requirements or areas that may need further investigation or be covered by an existing new-build warranty before you commit to the purchase.
The time required for the inspection depends on the size, type and condition of the property. We take the time needed to carry out a thorough inspection rather than rushing through the property. If we are unable to access an area, such as a loft space with a locked hatch, we will be happy to revisit the property once access is made available by the owner. On average, our reports are provided within 3-5 working days of the inspection. If there are any circumstances that may affect this timescale, we will let you know.
Yes. Our surveyor will give you a call before the survey inspection to discuss any initial questions or concerns you may have.We understand that a survey report can sometimes contain technical information or recommendations that you may want to discuss. If you have questions about the findings or need help understanding something in your report, we're happy to talk it through with you.
Our Level 2 and Level 3 Home Surveys are offered without a valuation. If you require a formal valuation, we also provide an RICS Red Book Valuation as a separate service.
